Terms of Service

These Terms govern your use of PropVerdict. By using the service, you agree to them. Please read them together with our Privacy Policy.

1.Who we are

PropVerdict is a service operated by Proprequest Tech FZ-LLC ("PropVerdict", "we", "us"), a Free Zone company licensed in Dubai Internet City (Licence No. 106931, Dubai Development Authority), registered at HD69C, First Floor, In5 Tech, Dubai, United Arab Emirates. Payments and card statements may appear as "Proprequest Tech FZ-LLC" — PropVerdict is a service of that company.

2.The service

PropVerdict provides real-estate deal analysis for Dubai properties through a Telegram bot. You send a property listing link or deal details, and PropVerdict returns an analysis and a report — a Score, projected IRR, registered DLD comparables, rental yield, negotiation scenarios and a client-ready PDF. The service currently covers Dubai apartments; other property types are on our roadmap.

3.Eligibility

You must be at least 18 years old and able to enter into a binding agreement. You access the service through your Telegram account and are responsible for activity under it.

4.Subscription and billing

The subscription is 199 AED per month. Payments are processed by our payment provider, Stripe; we do not receive or store your full card details. Once you subscribe, the subscription renews automatically each month until you cancel.

5.Free trial

New users get a 14-day free trial that requires no card. To continue after the trial, you subscribe through Stripe Checkout, where card details are collected at that point. We do not charge you automatically when the trial ends — billing begins only after you actively subscribe.

6.Cancellation and refunds

You can cancel at any time by contacting us at support@propverdict.ae. After cancellation, your access continues until the end of the period you have already paid for, and you will not be charged again. All payments are final and non-refundable. We do not pro-rate or refund the unused part of a paid period; cancelling stops future charges but does not refund payments already made.

7.Fair use of "unlimited"

"Unlimited" reports are offered for your normal professional use and are subject to fair use. We may limit, throttle or suspend accounts that show abusive, automated, or resale-oriented usage beyond ordinary individual use.

8.Acceptable use

You agree not to: scrape or bulk-extract data from the service; resell or redistribute raw data or reports as a competing data product; reverse engineer the service; or use it for any unlawful purpose. You remain responsible for how you use the reports with your own clients.

9.Intellectual property

The reports you generate are for use in your own real-estate business. The PropVerdict name, brand, software, methodology and underlying materials remain our property. We grant you a limited, non-exclusive, non-transferable right to use the service and the reports for your business.

10.Disclaimer — not financial advice

PropVerdict provides analytical estimates based on registered transaction data and the assumptions shown in each report. It is not financial, investment, legal or tax advice, and it does not guarantee any return, price or outcome. Actual results may differ. You are responsible for your own decisions and for verifying information before relying on it.

11.Limitation of liability

The service is provided "as is" and "as available", without warranties of any kind. To the maximum extent permitted by law, our total liability to you for any claim relating to the service is limited to the fees you paid us in the 12 months before the claim. We are not liable for indirect, incidental or consequential losses, including lost profits or lost deals.

12.Your data

Our collection and use of your personal data is described in our Privacy Policy.

13.Changes

We may update these Terms, the service, or pricing. If we make material changes, we will give reasonable notice (for example, in the bot or on this page). Continued use after changes take effect means you accept them.

14.Suspension and termination

We may suspend or terminate access if you breach these Terms or use the service in a way that harms other users, us, or third parties.

15.Governing law and jurisdiction

These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have jurisdiction over any dispute, without prejudice to any mandatory consumer rights you may have.
